If you are a new home inspector license applicant, the completed home inspector certification application is required to be submitted to the AZ BTR at the address listed above. The Home Inspector Bond must be filed within 60 days of the applicant being issued a home inspector license.

Upon receiving your request, the Jet team will proceed with sending a written cancellation notice to the AZ BTR offices. Liability of the bond will be released within 30 days of the bond termination notification.
Regarding refunds, if the monthly payment option was chosen for this bond, Jet will be required to charge for that 30-day cancellation period as the bond is still technically active. If the annual or multi-year option was chosen, the Jet team will review your bond to see if there is any premium available for reimbursement to the home inspector.
It is important to note that the home inspector certification is automatically suspended without the financial assurance of a surety bond; the license can be immediately reinstated without added fees if a replacement Home Inspector Bond is obtained within 90 days. Otherwise, the home inspector’s license will be officially revoked by the AZ BTR.

Arizona home inspectors are expected to follow all regulations of their license and home inspection laws pursuant to Arizona Revised Statutes Title 32, Chapter 1. Failure to do so could lead to the AZ BTR restricting the scope of services the inspector can legally perform, inflicting large fines (up to $2,000 per a violation), license suspension, and potentially permanent revocation of the home inspector’s certification. While the statutes are extensive, they are also quite vague when describing prohibited acts that could facilitate a bond claim; only listing gross negligence, misconduct, criminal acts, and malpractice as prominent violations.
In order to avoid a claim, it is important to responsibly and thoroughly conduct home inspections up to state and building code regulations. Reports of these home inspections should be completed dutifully and transparently as well.
Any past or present client of the home inspector who concludes they were financially harmed due to a violation committed by the inspector has the legal right to pursue civil action for the recovery of such losses.
Before pursuit of a civil action is recommended, official complaints must be submitted to the AZ BTR for a review and investigation. If the complaint is found to be valid, the Board may advise the plaintiff to take civil action while invoking their own separate penalties against the home inspector. It is in the best interest of the licensee to resolve the complaint before such a scenario occurs.
If civil action is taken against the home inspector and the violation judgement is found to be justified by the state court, the Home Inspector Bond can be used to cover such financial damages as well as reasonable attorney’s fees fixed by the court.

Failure to do so will lead to future difficulties in being granted Arizona surety bonds, particularly the Home Inspector Bond, which is required to maintain a license.
